Suggested Conditions To Include In Your Agreement For Sale And Purchase

Below are some suggested conditions you should get your land agent to include in your Agreement For Sale and Purchase (they will have the wording)

• Solicitors Approval as to the form and content of the agreement and title to the land in all respects.
• Finance and registered valuation if required
• Kiwisaver withdrawal and/or Housing New Zealand deposit subsidy if required
• Builders Report
• LIM report

Additional conditions for specific types of property:

Unit title property

• Approval of the Body corporate rules, unit plan, body corporate minutes and accounts for the past three years.

Cross-lease property

• Approval of both leases and the flats plan

ALWAYS Check the detail (e.g. deposit amount and payment date, Settlement date, chattels included in the sale) ITS NOT JUST ABOUT THE PURCHASE PRICE
